Founded in 2019 by Julia Erskine, 3CO Limited provides SAP calculations, EPCs, SBEM assessments and building compliance services for architects, developers, homeowners and businesses across the Isle of Man. The focus is on delivering practical, cost-effective solutions that help projects achieve compliance and improve energy performance.

Julia Erskine holds an MSc in Real Estate and is a qualified Domestic and Non Domestic Energy Assessor, ESOS Lead Assessor and Retrofit Assessor accredited through Elmhurst Energy.
Based on the Isle of Man, Julia provides SAP calculations, EPCs, energy audits, retrofit assessments and energy compliance advice for homeowners, architects, developers, landlords and businesses across both residential and commercial sectors.
Julia currently delivers commercial energy audits for organisations applying for support through the Isle of Man Government's Business Emissions Saving Scheme and also provides mentoring through the Business Start Up Scheme, supporting new and growing businesses with business planning, financial forecasting and commercial development.
Previously, Julia was the contractor responsible for delivering the Energy Doctor Service under the Energy Efficiency Scheme 2022, carrying out home energy assessments and providing practical energy efficiency advice to more than 1,300 households across the Island.
Combining technical expertise with practical experience, Julia works closely with clients to identify cost effective, practical solutions that improve energy performance, support regulatory compliance and reduce running costs.
