SAP Calculations

SAP Calculations are required for new build dwellings, heavily glazed extensions and change of use to residential, in order to demonstrate compliance with Part L of the Building Regulations.

The Standard Assessment Procedure (SAP) is the methodology used to assess the energy performance of residential buildings. It evaluates the expected energy use of a property based on factors such as building fabric, insulation levels, heating systems, ventilation and lighting.

The calculation produces a SAP rating on a scale from 1 to 100+, representing the energy efficiency of the dwelling. A rating of 100 indicates zero net energy costs, while ratings above 100 suggest that the building may generate more energy than it consumes.

New homes on the Isle of Man are required to achieve a minimum SAP score of 88 to comply with Part L of the Building Regulations. This requirement increased to SAP 93 in 2024 and is expected to increase further to SAP 97 in 2027.
