The Sefton Hotel

Overview

This case study focuses on a full energy audit delivered for the Sefton Hotel in Douglas, Isle of Man.

The aim was to identify practical ways to reduce energy costs, improve building performance, and support longer term sustainability. The project was supported through the Department for Enterprise Business Emissions Saving Scheme, helping to reduce the upfront cost of the audit.

The Challenge

The Sefton Hotel is a large, mixed use building operating continuously, with high energy demand driven by heating, hot water, and daily operations.

Energy use and cost are significant, with variation across the building due to its age, layout, and range of systems. This created clear opportunities to improve efficiency and reduce waste.

What We Did

A full energy audit was carried out, combining analysis of 24 months of energy data with a detailed site survey. Building fabric, lighting, heating, and controls were reviewed, alongside SBEM based modelling to benchmark performance. The focus was on practical improvements that could be delivered in stages.

Key Findings

The audit provided a clear picture of how energy is used across the site.

Heating and hot water account for the majority of demand, while electricity represents a high proportion of cost. Variations in lighting, controls, and fabric performance were identified, highlighting opportunities to improve efficiency across the building.

Recommended Approach

A phased approach was set out.

Initial actions focus on low cost improvements such as upgrading lighting and improving controls to reduce unnecessary energy use.

Further measures include targeted fabric improvements and enhanced system control, with longer term options to support ongoing performance improvement as part of planned investment.

Outcome

The audit gave the client a clear understanding of energy use and a structured plan to reduce costs.

Several quick win measures have already been implemented. Larger improvements are being considered alongside wider maintenance priorities, reflecting a typical phased approach to investment.
