Domestic EPCs

Energy Performance Certificates (EPCs) provide a clear assessment of a property’s energy efficiency and overall performance.

Each property is rated from A to G, with A representing the highest level of efficiency and G the lowest. A higher rating is typically linked to lower energy use, reduced running costs, and improved comfort.

What the EPC Includes

Following a site survey, the EPC provides:

  • An overall energy efficiency rating

  • Estimated energy use and running costs

  • A breakdown of current performance

  • Practical recommendations for improvement

Recommendations may include upgrades to insulation, heating systems, and lighting, helping you improve performance in a structured and achievable way.

Why It Matters

While EPCs are not currently a legal requirement at the point of sale or letting on the Isle of Man, they are becoming increasingly important.

An EPC can help you:

  • Understand how your property performs

  • Identify cost effective improvements

  • Reduce energy bills over time

  • Improve comfort for occupants

Properties with a higher EPC rating may also benefit from financial advantages.

For example, homes achieving a B rating or above may be eligible for preferential mortgage rates through lenders such as Lloyds Bank, reflecting the growing focus on energy efficient housing.

Accreditation

3CO Limited is accredited as a Domestic Energy Assessor (DEA) through Elmhurst Energy.

All EPCs are carried out in line with recognised industry standards and current methodologies.
